Question 1

Do commercial floors still need waxing, or are there better options?

Accepted Answer

It depends on the floor. VCT and vinyl floors are designed to be finished with wax and periodically stripped and re-waxed, while surfaces like polished concrete, terrazzo, and natural stone are maintained by polishing rather than waxing. We assess your floors during a free on-site estimate and recommend the right approach. For VCT and vinyl, our commercial strip-and-wax runs $0.85 to $1.80 per square foot. Call (954) 482-5008.

Question 2

What is the difference between buffing, burnishing, and waxing?

Accepted Answer

Waxing (strip-and-wax) removes the old finish and applies fresh coats of floor wax, while buffing and burnishing use a machine to polish the existing finish to a higher gloss between full strip-and-wax cycles. Buffing and burnishing extend the life of the finish, while a full strip-and-wax restores it when the finish is worn or yellowed. Question 3

How much does floor stripping and waxing cost in South Florida?

Accepted Answer

Floor stripping and waxing at MB Clean Solutions ranges from $0.85 to $1.80 per square foot. The exact price depends on the number of existing wax layers, floor condition, area size, and number of new coats needed. A typical office with moderate buildup averages around $1.00–$1.25/sqft. We always provide a free on-site assessment with an exact quote before work begins.

Question 4

How long does stripping and waxing take?

Accepted Answer

A standard 3,000–5,000 square foot area typically takes 1–2 days to complete, including stripping, neutralization, and 4+ coats of wax with dry time between each coat. Larger spaces or floors with heavy buildup may take 2–3 days. We provide exact timelines during your free assessment and can schedule after-hours or weekend work to minimize business disruption.

Question 5

How often should commercial floors be stripped and waxed?

Accepted Answer

Most commercial floors need full stripping and waxing once every 12–18 months, depending on traffic levels and maintenance routine. High-traffic facilities like schools, hospitals, and retail stores may need it annually. Between strip-and-wax cycles, we recommend periodic scrub-and-recoat maintenance every 3–6 months to extend the finish life. South Florida's humidity and sand accelerate finish wear, so more frequent attention is often needed.

Question 6

What types of floors can be stripped and waxed?

Accepted Answer

Stripping and waxing is appropriate for VCT (vinyl composition tile), sheet vinyl, linoleum, and certain sealed concrete surfaces. It is NOT appropriate for hardwood, laminate, luxury vinyl plank (LVP), ceramic tile, or natural stone like marble or terrazzo. These surfaces require different care methods. If you're unsure about your floor type, our free assessment includes floor identification.

Question 7

What areas of South Florida do you serve?

Accepted Answer

We provide stripping and waxing services throughout Miami-Dade, Broward, and Palm Beach counties. This includes Miami, Fort Lauderdale, West Palm Beach, Boca Raton, Hialeah, Doral, Coral Gables, Pembroke Pines, Hollywood, Plantation, Davie, Delray Beach, Boynton Beach, and all surrounding communities in the tri-county area.

Question 8

Can you strip and wax our floors overnight or on weekends?

Accepted Answer

Absolutely. We understand that floor stripping and waxing requires the area to be off-limits during the process. We routinely schedule projects during evenings, overnight hours, and weekends to avoid disrupting your business operations. For larger spaces, we can section the work so part of your facility remains accessible while we work on another section.

Question 9

How do you strip and wax VCT tile floors?

Accepted Answer

VCT (vinyl composition tile) stripping and waxing follows a multi-step process: 1) Apply chemical stripper solution to dissolve existing wax layers, 2) Agitate with a low-speed floor machine and stripping pad, 3) Extract dissolved wax and stripper with a wet vacuum, 4) Rinse and neutralize the bare VCT surface, 5) Apply 4-6 coats of commercial-grade floor finish (wax), allowing each coat to dry 30-45 minutes before the next. For VCT floors with heavy buildup, we may need to double-strip. The result is a high-gloss, protective finish that resists scuffs, heel marks, and stains.

Question 10

What is the best way to maintain VCT floors between strip and wax cycles?

Accepted Answer

Between full strip-and-wax cycles, VCT floors should be dust mopped daily, damp mopped 2-3 times per week with a neutral pH cleaner, and buffed or burnished monthly to restore shine. Every 3-6 months, a professional scrub-and-recoat (also called a "top scrub") should be performed - this removes the top layer of worn finish and applies 1-2 fresh coats without stripping down to bare tile. This VCT maintenance program extends the life of the full finish by 6-12 months.

Question 11

How much does it cost to strip and wax VCT floors per square foot?

Accepted Answer

VCT floor stripping and waxing in South Florida typically costs between $0.85 and $1.80 per square foot. The price depends on the number of existing wax layers to strip, the condition of the VCT tile, accessibility of the area, and how many coats of new finish are needed. A 5,000 sqft VCT floor in average condition typically costs $4,250-$6,500 for a full strip and rewax with 4-5 coats.
