A hardwood cleaning quote may offer wax, but the finish matters more than the word “hardwood.” Bruce, for example, advises against waxing its urethane-coated floors and recommends waxing its Dura-Satin wax-finish floors. Those are different maintenance instructions from the same manufacturer. Check the guidance for the floor you actually have before deciding whether wax belongs in the job. Find the product name before choosing the treatment

Start with the purchase receipt. Bruce says the flooring store should be able to identify the floor’s name and model from that receipt. That gives you a specific product to discuss with the manufacturer or flooring dealer, rather than a general description such as “wood floor with a shiny finish.” Bruce’s product-identification advice.

For your own planning, collect whatever records are available: the product name, installer’s paperwork, any refinishing invoice and past maintenance work orders. Share them at the assessment. If an earlier contractor changed the finish, ask what was applied. You can also ask the flooring manufacturer which care instructions apply to that product and its commercial use.

If the records are missing, you can choose to leave wax unapproved while the contractor helps investigate. That keeps the purchasing decision open; it does not establish which cleaner or other treatment would suit the floor. Ask about those separately.

Why “hardwood” is not enough information

For Bruce urethane-coated floors, the company’s FAQ advises against waxing. Its care guide also prohibits wax treatments on those floors and lists several other unsuitable product categories. The guide says many of the listed products can damage the finish or interfere with recommended maintenance materials; it does not assign every possible effect to every product. The same guide gives different instructions for Bruce Dura-Satin (Wax) Finish floors, including recommended wax products. A no-wax instruction for a Bruce urethane floor is therefore not a no-wax rule for every wood floor. Equally, a recommendation for a Bruce wax-finish product is not permission to wax another manufacturer’s floor.   • Which flooring product and finish does this quote assume?
  • Which cleaner, wax or polish is proposed, by product name?
  • Where does the flooring manufacturer address that product or treatment?
  • Is wax optional, included in the price, or excluded?
  • Does the requested result involve sanding or refinishing outside MB’s scope? [1]
