During this phase, we remove large debris, sweep and vacuum all floors, clean up accumulated dust from overhead work, and ensure the space is clean enough for finish trades to begin their work. This phase is critical because construction dust that is not removed before flooring, painting, and trim installation will become trapped beneath finish materials and cause problems later. In South Florida's humid environment, trapped dust combined with moisture can create mold issues in wall cavities and behind baseboards if not addressed during the rough clean phase.

Phase 2: Detail Clean (After Finish Work): The detail clean is the most labor-intensive phase and typically happens after all finish work is complete: flooring installed, walls painted, trim and fixtures mounted, MEP systems operational. During this phase, our team performs a comprehensive top-to-bottom cleaning that addresses every surface in the space. We remove all remaining construction dust using HEPA-filtered vacuums and damp-wipe techniques, clean all windows inside and out (including frame tracks and hardware), remove paint overspray and adhesive residue from glass and fixtures, detail-clean all restrooms and kitchen areas, scrub and treat all floor surfaces, clean light fixtures and ceiling tiles, wipe down every outlet cover, switch plate, and hardware piece, and address any other construction-related contamination throughout the space.

Phase 3: Final Clean / Punch-List Clean: The final clean happens just before occupancy or the certificate of occupancy inspection. It is a quality-assurance pass that addresses any areas missed or re-contaminated since the detail clean, touches up any smudges or marks created by final punch-list trades, and ensures the space is truly move-in ready. This is also when we perform a walkthrough with the general contractor or property manager to confirm that every area meets the standard required for handover.
